              I put together what I am calling a Motivated Sellers List! It is a list of 45 homes that have been on the market for over 60 days! This is a lot longer then the current 22 day average sale time in this market. This is where you find deals. All these listings have been on the market since before atleast December 6^th

Properly priced homes in Kingston are still selling fairly quickly. In some cases you are still getting multiple offers on properties under $600,000 that are priced competitively. The reason for this is because these sellers are up sizing and have offers on more expensive properties so they need to sell their homes quickly.

A lot of buyers and agents get caught up constantly checking the new properties that hit the market each day and forget about the old ones that have been sitting on the market for awhile. They race to be the first ones to see the new property and try to beat others by being the first to get their offer in. This definitely isn’t going to get you the best deal!

If you are bargain hunting then take a look at the properties that have been on the market for awhile and start trying to bring them seller down in negotiations. If they have been listed for this long surely they know they are overpriced and are most likely getting a little anxious about it they will be able to sell or not.  You never know what can happen.
