How To Sell Your Home Without Listing It

If you are thinking of selling your home right now, you should really start getting your ducks in a row in now. Last week I explained how February, March and April are prime months to sell your home because there is less competition on the market but there are still lots of Buyers out there.
A big part of selling your home is creating demand and anticipation for your home. A good realtor will start this process way before they list your home. In order to do so they need to have a network of some sort.
I started looking for your home 13 years ago when I got into this business. Every month for the last 13 years I have invested $400 dollars a month in internet advertising to create an email list of buyers that use my website or use me personally to look for a home for them. $62,000 later (400/mth x 13 years), I have amassed an email list of over 3,000 people who have actively and purposely searched for “Kingston homes for sale” or a similar term on google over the years. When I hit send on this newsletter it will go to all of them.
This is a massive asset to my home sellers as a lot of times I am able to find a buyer for their home without even listing their home. They contact me and tell me about their home and I either already know of a client who is interested in a home like theirs, or I send an email out like this pre-marketing their home and someone responds and says they are interested. Most agents take your listing put it on the market without any prospecting and just wait for others to do the work.
That is why if you plan on selling this year, the best thing that you can do is hit reply to this email so that I can give you a free opinion of value on your home and share it with potential buyers before you list it, thus creating a waiting list and driving up demand for your home. 2) A fixer upper in bayridge with a separate entrance in the backyard that leads to an unfinished basement that could easily be set up as an in-law suite for a separate apartment. If you are handy this home will be worth a lot more money once you do the renovations on it.
3) A Beautiful 2600 sqft Bungalow with a huge 20 ft high garage overlooking all of Edenwood estates with views of the rideau in the 600k range.

At any giving moment I have roughly 20 buyers actively out looking for homes. Here are some homes that a few of my most active buyers are looking for right now. 1) A home in the east end, greenwood park, highway 15, RMC area under $450,000
2) Multiple Buyers looking for Investment properties. Either student rentals, or homes with secondary suites like basement apartments or in-law suites.
3) Country waterfront property that needs to be fixed up or has a ton of land to sever or build on.
4) Multi-Units- 3 or more units up to $750,000.
5) Townhouse Condo under 300k, places like sexton, twin oaks, etc something similar.
6) Country property less then 15 minutes outside of Kingston with garage under $500,000, good size property.
7) Bungalow under 800k less then 20 years old with high-end finishes within 20 minutes of Kingston.
8) Re-sale Townhomes like the Braebury Woodhaven townhomes that I sell (currently 9 for sale) either Caraco, Barr, Tamarack, Geertsma, or Braebury, less then 10 years old under $450,000.
9) A home north of the 401 within 20 minutes of the city for under $325,000
